Quail Hollow is Booming With New Construction But Is There a Downside?

Quail Hollow in central Pasco County is conveniently located to I75 at its SR54 exit, across the interstate from that celebrated new neighborhood with the huge water feature.

Quail Hollow is popular with the “do it your way” folks due in part to a notable lack of home owner associations for most lots. It is also zoned for agriculture so one is able to keep critters and enjoy farm fresh eggs without restriction. Nearly every family has at least one dog and some keep goats, chickens and horses.

Likely due to the housing shortage many new homes are recently completed or are under construction. This is generally great news for the neighborhood as existing home values are rising. There seems to be a down side to the folks who already live in Quail Hollow besides the dust and construction vehicle noise and traffic. Don't even get me started on the damage to the roads we have had to pay for.

Vacant lots where water once stood during the rainy season are now filled using proper permits, I'm sure. Completed or under construction homes not sit atop all that fill dirt. I am not an engineer but it seems common sense that the displaced water has to go somewhere. It is only July and there has not even been any hurricane this year. Already creeks and ponds are over-flowing with rainwater and I fear what will happen when we do have a storm. The above photos were taken in only two places in the area. These photos are representative of many similar homes and standing water with no apparent place to go.

Don't get me wrong. I firmly believe people have the right to buy and sell vacant land, fill it and build on it. So, doesn't our county government collect impact fees and tax revenue from all this activity? Why should we the people grumble about newcomers to our beautiful community when there is plenty of room for all of us and our county government having a duty to take care of our health and safety needs.

As we welcome new neighbors, Pasco County government is more than welcoming of the additional tax revenue that comes with new construction. The question is, "will they spend any time or money to improve a woefully and increasingly inadequate drainage system in Quail Hollow and Williams Acres"? Is our county government up to the job of alleviating the excess storm water? My guess is they will not and are not unless there is a major outcry from the property owners.
